The impact of RICS changes to knotweed categories
During the lead-up to the 23rd March launch of the new RICS Guidance Note on Japanese knotweed and residential property, there was an understandable degree of uncertainty about what, if any, impact the change to Management Categories would have. The Property Care Association has been listening carefully to reports from the various stakeholder organisations and to our own members and we can report (to be brief) two things: Firstly, the new Guidance Note is broadly welcomed by Valuation surveyors as an improvement to the original IP27 approach (albeit with questions arising regarding the definition of ‘material damage’ and ‘amenity impact’), and is one which allows the existing communication channels between valuers and lenders (and PCA members) to function effectively. Secondly, that lenders have adopted the new scheme seamlessly, although there is a degree of variability as regards interpretation (not unexpected as it's still in its early days). We will be keeping our ears open for any further developments and are always keen to get PCA members' feedback, but the ‘news’ is that the RICS Guidance is welcomed by those it was designed for and continues to allow property transactions to function effectively with Japanese knotweed included in the overall loan-risk and valuation process. Invasive Species Week - a review
As we near the end of Invasive Species Week, many of our invasive weed members may have seen our social media activity as we continue to raise awareness of invasive weed management through blogs, CPD videos; webinars and via our refreshed and updated ''Invasive Species Week Info Hub'. But what was the actual impact? PCA's Technical Manager Peter Fitzsimons sum's up Invasive Species Week and why driving public awareness is important in his latest blog. For those professionals however, looking to learn and develop, the 2022 International Invasive Weed Conference takes place in November bringing an additional wealth of knowledge and learning. Just when you thought you'd seen it all...
...an article appears and you stare in disbelief at the contractors who appear to be working BAREFOOT! In fact several groundworkers were employed at this site in Greater Manchester in preparation for the construction of a domestic dwelling, with no risk assessment, no site manager, no construction plan or PPE...! It goes without saying that appointing specialist, approved, experienced and competent contractors is a must and something the Property Care Association takes very seriously.
